Wyndham Rewards members can now earn and redeem points on vacation homes. On Oct. 29, 2026, Wyndham launched Homes & Havens, a collection of professionally managed homes, villas and other rentals that sits inside the Wyndham Rewards program.
Wyndham says the program has about 129 million enrolled members. Homes & Havens is bookable now at WyndhamRewards.com/HomesandHavens.
What is available
Wyndham says Homes & Havens launches with nearly 800 vacation homes and villas across the U.S., the Caribbean, Mexico and Europe. Hundreds more stays, including cabins, yurts and tiny homes, are expected in the coming months.
The homes come through new relationships with independent property managers and hospitality partners. Wyndham names Brightwild, Simpson Travel, StayTerra and Thousand Trails among them. The release cites examples such as homes in the Florida Keys, ski trips in the Rockies, the Carolina coast, St. Barts and the Mediterranean.
Most homes can be booked online. Some villas require an online request, followed by a call from a reservation specialist.
How earning works
Members earn 5 Wyndham Rewards points per U.S. dollar spent on qualified bookings. Qualified nights also count toward the next Member Level, which is Wyndham's version of elite status.
How redemption works
This is where the details matter. Redemptions are priced per bedroom, per night, not per home:
- Current tiers are 15,000, 30,000 and 45,000 points per bedroom per night.
- Wyndham says a 5,000-point tier is expected as the collection grows.
- The tier depends on the nightly rate per bedroom.
- Points cover the base rate only. Taxes, cleaning fees and other mandatory charges are extra.
- Award stays must be booked by calling Wyndham Rewards Member Services at least 60 days ahead.
- Wyndham says most properties are expected to allow redemptions, but not all will.
Run the numbers before you book
Per-bedroom pricing adds up fast. A three-bedroom home on the lowest current tier costs 45,000 points a night (3 x 15,000). A four-night stay at that home would be 180,000 points, plus cleaning fees and taxes in cash.
Compare that with the cash price. Divide the base rate you would pay by the points required. If a three-bedroom home has a base rate of $450 a night, 45,000 points works out to 1 cent per point. That is a sample calculation, not a quoted price, so check the real rate for your dates.
Because the tier is set by the rate per bedroom, larger homes with a modest nightly rate per room may price well. A small, expensive villa may land on a higher tier.
Who this is for
Families and groups who travel together are the clearest fit. Wyndham's release cites Phocuswright research finding that about 30% of U.S. leisure travelers stayed in a short-term rental on their most recent trip.
Members with large Wyndham balances now have a new place to use them beyond the program's hotels. The 60-day phone booking rule means this is a plan-ahead option, not a last-minute one.
On X, the points account MaxUrPoints noted that the per-bedroom pricing makes this "a group play."
