The Points Frog [mortgage calculator](https://www.pointsfrog.com/mortgage-calculator) starts with the US median existing-home price, $417,500 in September 2026 according to the National Association of Realtors, and puts 20% down. That leaves a $334,000 loan.\n\nAt 7.4%, Freddie Mac's average 30-year fixed rate for the week of October 15, 2026, principal and interest come to $2,313 a month. Property tax and home insurance add $532, for a total of about $2,844. Over 30 years, the loan costs $498,517 in interest, more than the amount borrowed.\n\nYou can change the price, down payment, rate, term, taxes, insurance, mortgage insurance and HOA dues. The calculator then shows the monthly payment, the payoff date and a year-by-year amortization schedule.\n\n[Try the calculator on Points Frog](https://www.pointsfrog.com/mortgage-calculator)\n\n## How the payment is built\n\nA fixed-rate payment comes from one standard formula: M = P × r(1 + r)^n ÷ ((1 + r)^n − 1). P is the amount borrowed. The monthly rate, r, is the yearly rate divided by 12. And n is the number of monthly payments. For the median home, P is $334,000, r is 0.074 ÷ 12, or about 0.006167, and n is 360. That makes the payment $2,312.55.\n\nThe calculator then adds the costs that sit on top of the loan. Property tax defaults to 0.9% of the price a year, which is $313 a month here. Home insurance defaults to $2,625 a year, or $219 a month. There is no mortgage insurance in this example, because the buyer puts 20% down, and no HOA dues.\n\nEarly payments go mostly to interest. In the first year, $24,611 of the $27,751 paid is interest, and only $3,140 cuts the balance. Principal overtakes interest in year 22, and the balance falls below half in year 23.\n\n## What moves the payment most\n\nThe rate is the biggest lever. Every $100,000 borrowed for 30 years costs $692 a month at 7.4%, $600 at 6% and $537 at 5%. Here is the monthly principal and interest with 20% down:","textStyle":"body","layout":"text"},{"role":"htmltable","html":"<table><tr><th>Home price</th><th>5%</th><th>6%</th><th>7.4%</th></tr><tr><td>$300,000</td><td>$1,288</td><td>$1,439</td><td>$1,662</td></tr><tr><td>$400,000</td><td>$1,718</td><td>$1,919</td><td>$2,216</td></tr><tr><td>$500,000</td><td>$2,147</td><td>$2,398</td><td>$2,770</td></tr><tr><td>$750,000</td><td>$3,221</td><td>$3,597</td><td>$4,154</td></tr></table>","layout":"text"},{"role":"body","format":"markdown","text":"The term matters too. A 15-year loan at Freddie Mac's 6.71% average costs $2,948 a month, $636 more than the 30-year loan. But it cuts total interest from $498,517 to $196,675, a difference of $301,842.\n\nExtra principal shortens the loan without changing the required payment. Paying $100 more each month saves $78,147 of interest and ends the loan 3 years 11 months sooner. Paying $500 more saves $229,567 and ends it 12 years 1 month sooner.\n\nA smaller down payment adds mortgage insurance. With 10% down on the median home, the calculator charges 0.5% of the loan a year, or $157 a month. That charge ends after 10 years, when the balance is scheduled to reach 78% of the price. Freddie Mac puts the typical cost at $30 to $70 a month for every $100,000 borrowed, depending on credit score and down payment.\n\n## What the calculator leaves out\n\nIt models a fixed-rate loan with the first payment next month. Closing costs are not included. Property tax and insurance vary widely by place, so the defaults are national figures that you should swap for your own. FHA and VA loans follow different mortgage insurance rules. The page calls its results an educational estimate, and it points readers to a lender's Loan Estimate for the real rate, escrow and closing costs.\n\n## Where the figures come from\n\nThe median price is the National Association of Realtors' existing-home figure for September 2026. The rates are Freddie Mac's weekly averages for October 15, 2026, read from FRED: 7.4% for 30 years and 6.71% for 15 years. A year earlier, the 30-year rate was 6.27%. The 0.9% tax rate is ATTOM's national effective rate on single-family homes in 2025. The $2,625 insurance figure is the average premium across Newrez's mortgage loans at the end of 2025. The rule for ending mortgage insurance follows the Consumer Financial Protection Bureau's summary of federal law.\n\n## Use it on your own site\n\nThe mortgage calculator is free to embed on a blog or website with copy-and-paste code, with no ads or tracking.
